Full HDB Clearance — Every Room, Every Item, Done

A four-room flat in Ang Mo Kio. Forty years of accumulated furniture, kitchen equipment, stacked boxes nobody opened since 1998. The family had two weeks before handover to HDB. That's the kind of job we get called for.

Full-flat clearance isn't a single-item pickup scaled up. It's a different operation entirely — and in our 10+ years of doing this across Singapore, we've learned that the logistics, the emotional weight, and the sheer volume all need a specific approach.

When Full Clearance Becomes Necessary

Most families don't plan for this. It arrives because of:

  • HDB resale completion — keys must be handed over with the flat empty and swept clean
  • Deceased estate settlement — a parent or grandparent's home needs clearing after the family has sorted through personal effects
  • Divorce or separation — one party vacating, everything left behind needs to go
  • Downsizing — moving from a 5-room to a 3-room, and half the furniture simply won't fit
  • Full renovation prep — contractors need a blank canvas before hacking begins

Each scenario carries its own pressure. Deadlines are real. Emotions run high. We show up, work fast, and stay out of the way.

What "Full Clearance" Actually Covers

Everything that isn't nailed to the structure (and some things that are). A typical whole-flat job includes:

Bedroom sets — bed frames, mattresses, wardrobes that won't fit through the door without dismantling. Living room sofas, TV consoles, display cabinets. Kitchen contents from the heavy gas stove down to the last bag of rice nobody wants to carry. Appliances: washing machines, fridges, window AC units. Accumulated household goods — luggage, rolled-up mats, boxes of miscellaneous items that defy categorisation.

Assorted household items including a large black case, bags of rice, a red stove, and rolled up mats leaning against a wall.

If there's been a partial renovation — hacked tiles stacked in the kitchen, dismantled partition boards leaning against walls — we take those too.

Several large, flat black panels stacked upright and on the floor, likely for disposal from a home.

E-waste (old CRT TVs, desktop computers, monitors) gets routed through proper recycling channels. We don't leave anything behind except the walls and floor.

How a Full Clearance Day Runs

Before the day: You send us photos via WhatsApp — every room, the corridor, anything stored on the kitchen floor. We size up the job and confirm crew count and vehicle. Typically 2–4 personnel with a lorry. Larger flats or heavily packed units may need multiple trips.

On the day: Crew arrives at the agreed time. We start from the back of the flat and work forward. Large pieces get dismantled on-site — that 1960s solid-wood wardrobe isn't fitting through your HDB corridor in one piece. We break it down with hand tools, wrap or stack components, and move them to the lift lobby.

Large wooden item, likely a cabinet or wardrobe, on a dolly on a paved walkway.

Once the flat is empty, we do a basic sweep so you're not handing over a dusty shell.

Where It All Goes

We don't dump everything into a single pile at Tuas. Items get sorted:

  • Reusable furniture and appliances in working condition get routed into second-hand channels where possible
  • Metal frames, aluminium, paper, and cardboard go to recycling
  • Residual waste moves through licensed intermediaries for proper processing

Nothing gets left at the void deck. Nothing gets dumped in the bin centre. We load it, we drive it, we sort it.

HDB-Specific Realities

We've cleared flats across estates from Ang Mo Kio to Jurong West, Clementi to Bedok. Every HDB job shares certain constraints:

Lifts are passenger lifts. No service lift exists in HDB blocks. That means fitting dismantled wardrobe panels, mattresses, and fridge units into a standard lift car — or in older blocks, carrying them down stairwells. Walk-up blocks without lift access incur a surcharge, confirmed at quote stage.

Dismantling is non-negotiable for large items. Your town council's bulky-item collection requires you to dismantle furniture yourself before they'll collect. We handle the dismantling as part of the job — that's a core reason people call us instead of waiting for the next TC collection day.

Noise restrictions. If any dismantling involves power tools (e.g., cutting apart a built-in cabinet), we work within HDB's renovation hours. No surprises for your neighbours.

That photo is from a real job — a full flat clearance in Ang Mo Kio where the family had vintage 1950s/60s furniture throughout. Solid wood pieces, heavy as anything. We cleared the entire unit, swept up decades of accumulated dust behind those old cabinets, and left the flat ready for contractors to begin renovation the next morning.

Sensitive Clearances — Estate and Bereavement Jobs

When a family member passes, the last thing anyone wants to think about is logistics. We've handled enough estate clearances to know the rhythm: the family goes through first, takes what matters — photos, documents, jewellery, anything with sentimental value. Then we come in for everything else.

We move with care. No rushing, no pressure. If the family needs an extra day before we arrive, that's fine. The flat will still be cleared efficiently when the time comes.

Frequently Asked Questions

How long does a 4-room HDB clearance take? Most 4-room flats take half a day with a crew of 3–4. Heavily packed units or those with built-in carpentry that needs dismantling may run longer. We'll give you a realistic timeframe after seeing photos.

Can you start at 9am? Timing is confirmed during booking. Early starts are usually possible on weekdays and Saturdays, subject to availability. Surcharges may apply for Sundays, public holidays, or after-hours requests.

What's the deposit arrangement? Booking and payment details are handled directly over WhatsApp or phone — we don't publish that information on-site. You'll get full clarity before committing.

What do you NOT clear? We don't handle chemicals, asbestos, loose batteries, food or biological waste, cooking gas tanks, dead animals, or anything explosive or hazardous. Paints and solvents are fine. If you're unsure about a specific item, ask us during the quote.
