Mall and Shophouse Access: The Real Constraint
Retail clearance isn't a "show up whenever" job. The building controls your window, and that window shapes everything — crew size, vehicle staging, cost.
Shopping malls almost universally restrict tenant move-outs to after-hours. That means work starts at 10pm or 11pm and must wrap before the morning shift arrives. Loading docks have booking slots. Goods lifts have weight limits. Some malls won't allow debris through the public corridor at all, requiring a specific route through back-of-house.
Surcharges apply for after-hours and weekend work — we confirm these at the quoting stage so there are no surprises.
Shophouses present a different challenge: no loading dock, no goods lift, narrow five-foot-way frontage. Everything exits through the shopfront onto the street, often requiring careful stacking and rapid loading to avoid blocking pedestrian flow or neighbouring units.
Building Management Coordination — Your Responsibility, Our Flexibility
We don't liaise with your building management, MCST, or landlord's facilities team on your behalf. Rules differ per building, and only the tenant or authorised agent can request:
- Loading bay time-slot bookings
- After-hours building access passes for our crew
- Goods lift reservations (including any padding requirements the building imposes)
- Approval for debris routing through specific corridors

Sort-at-Source: Reuse Before Disposal
Not everything from a retail closure is waste. Working commercial fridges, intact glass display cabinets, stainless steel prep tables — these have second lives. We route reusable items into second-hand channels where possible, diverting them from landfill. Materials like metal framing and cardboard go through proper recycling channels via licensed intermediaries.

How late can your crew arrive at a mall? We've started jobs at midnight and later. Timing depends on your building's approved window and crew availability. After-hours surcharges apply, confirmed during the quote. No fixed cutoff — if the mall grants you a 2am slot, we'll discuss feasibility.
Can you do a phased clearance over multiple nights? Yes. Some tenants can only secure short windows on consecutive nights, or need to keep part of the unit operational while clearing the back. We plan around phased schedules — just confirm each night's access in advance.
What about F&B kitchen exhaust hoods and ducting? We dismantle and remove exhaust hoods, including wall-mounted canopy hoods and the duct runs accessible within the tenanted space. Anything that connects into the building's shared riser or requires MEP sign-off typically stays with your contractor.
